Humber College – 30 Carrier Drive Renovation

When Humber College required a complete transformation of their existing facility, they issued a Request for Proposal (RFP). GEN-PRO was awarded the project after receiving the highest-ranked evaluation, proving that our technical approach and competitive pricing offered the best value for the college. As the dedicated institutional contractor, we took the lead on the physical execution of the pre-designed 20,000 sq. ft. renovation, ensuring every architectural specification was met with precision.

The Challenge

The primary challenge of the 30 Carrier Drive project was the age and existing condition of the building. Before the new vision could take shape, our team had to manage a comprehensive interior demolition and a highly sensitive asbestos abatement process across two floors. Additionally, the design required significant structural upgrades to support a new elevator and a rooftop elevator penthouse. Because we operate as a construction-focused firm, our expertise was used to carefully coordinate these heavy structural changes while following the exact engineering plans provided by the college’s consultant team.

Why This Project Was Essential

To support the growing needs of the Department of Education, Training & Solutions, Humber College needed a facility that balanced administrative efficiency with student-centered learning. This 20,000 sq. ft. renovation was essential to consolidate multiple departments into one cohesive “hub.” By creating specialized zones ranging from a state-of-the-art testing center to collaborative student forums, the college can now offer a more streamlined and professional experience for both staff and students in a modernized, safe environment.

Scope of Work

As the general contractor for this extensive fit-up, GEN-PRO managed the following work based on the provided designs:

• Construction of a new reception area, multiple offices, and four open working areas. This floor also features a high-tech testing center with five dedicated rooms, a kitchen, and change rooms with lockers.
• Renovation of the upper level to include six teaching classrooms, staff offices, and open forums designed specifically for student study and collaboration.
• Execution of structural upgrades to install a new elevator and a dedicated elevator penthouse at the main entrance.
• Comprehensive building envelope improvements, including masonry repointing, lintel restoration, stucco repainting, and the installation of new metal soffits and siding.
• Overseeing the safe removal of asbestos and the total demolition of the previous interior layout.
