Completion of a full interior retrofit of an existing home purchased by McMaster, to house the published works of famed British Philosopher Bertrand Russell.

When McMaster University purchased an existing residential home to house the published works and personal papers of famed British philosopher Bertrand Russell, they issued a competitive public tender for its complete transformation. GEN-PRO was awarded the contract as the prime general contractor. Operating under a stipulated price agreement, our mandate was to execute the exact architectural and mechanical specifications provided by the university’s design team to convert the residential property into a secure, state-of-the-art research facility.

The Challenge

The primary challenge of this project was to convert a traditional residential home into a high-security, climate-controlled archive within tight physical constraints. Before new construction could begin, our team performed sensitive asbestos abatement to remove the existing plaster walls and ceilings. Logistical precision was necessary for the mechanical installation because of narrow doorways and limited basement access; the new primary HVAC system had to be brought into the building in six separate pieces and custom-assembled on-site.

Why This Project Was Essential

The archives of a world-renowned philosopher must have precise humidity control and fire protection with durable research areas for visiting scholars to protect invaluable historical documents. After retrofitting this off-campus property, McMaster University successfully expanded its research infrastructure while preserving a piece of local neighborhood character.

Scope of Work

 

As the general contractor leading the physical transformation, GEN-PRO managed the complete interior and exterior overhaul according to the consultant’s plans:

  • Detailed interior gutting and professional asbestos remediation of all legacy plaster walls and ceiling materials.
  • Installation of new structural wood framing, high-performance spray foam insulation, and fresh drywall finishes. Exterior upgrades included all-new aluminum-clad wood vented windows, new asphalt roof shingles, concrete walkways, and custom safety railings.
  • Installation of an advanced Vortex water-mist sprinkler system in the basement, complete with integrated sprinkler coverage across the first and second floors to safeguard sensitive archives.
  • On-site assembly of a 6-piece HVAC system tailored for tight basement access, providing specialized climate control for paper preservation.
  • Installation of durable commercial carpet, VCT, and tile, alongside the careful restoration of the building’s original hardwood flooring.
  • Overseeing a team of abatement specialists, heritage restoration carpenters, mechanical engineers, and fire-protection technicians to meet every detail of the university’s design.
